Selling Your Home in 2016? Make Sure You’re Marketing Your Property Effectively.

Once upon a time, all it took to sell a home was a sign in the yard, an open house or two, and (of course) an estate agent with great networking skills. While these tried-and-true tactics still have their place, in today’s age of digital technology and social media, the savvy home seller has many more tools at their disposal.

Given that 92 percent of home buyers start their search online, selling a home in 2016 means taking advantage of technology and other innovative ways to attract buyers. (1) From Zillow to QR codes, You Tube to Facebook, here’s what you need to know about selling your home in 2016.

Today’s home buyer starts their search on a screen, which means that your photos have to be top-notch in order to catch their attention. You may want to consider hiring a professional photographer. Remember, the more pictures you post online, the better; studies indicate that home listings with six or more photos garner more response. When you receive the images review them as if you were a buyer, and if required have some re-shot as you will never get that chance at a first impression twice.

Social Media is King

If you’re like most people, you probably have a social media account or two. Whether you’re spending your time on Facebook, Twitter, Pinterest or Instagram, consider that potential home buyers are also posting, liking and tweeting for an average of almost two hours per day. (2) Take advantage of the fact that 74 percent of adults worldwide use social media and spread the word about your home! (3)

 

Consider creating posts about your home on your social media platform of choice, sharing with your friends and followers, and asking them to share with their friends and followers. This tactic exponentially increases your home’s exposure. Facebook users can even create a page or purchase ads for their home!

Take care not to inundate your followers with posts about your home for sale, though. Consider creating a “story” that shares your home sale and imminent move as a life event, and invite your friends and followers to join you.

Utilise Online Resources

Most people use smartphones in their home search;  Ensure that your home is featured in its best light by using high-res photos on sites and real estate apps.

You can further harness the power of the smart phone by setting up QR codes specifically for your home. In some countries they print this code on a sign in your yard, and potential buyers simply scan the code with their phones to be directed to a website with info about your home at the inspection.

Don’t discount the power of You Tube. With millions of users every day, it’s simple to showcase your home in a walk-through video. Use a free video editing app to make a short video featuring the best points of your home, then share links on your social media accounts. Another eye-catching technique? Using videos of your property taken by aerial drones.

In today’s market, taking advantage of technology is essential. A comprehensive digital and social media plan will help you ensure that you’re marketing your home for sale effectively in 2016.
