Styling your property for sale is one of the tried and true methods to selling your property for more.   I like the think of Home Styling as the icing on the cake. Before you can get to the point where you style the property for sale you need to make sure it is well prepared. Check out some great tips on how to prepare your property for sale in my free video series CLICK HERE!

Once you have the property ready for sale and you want to go that extra mile to the finish line styling the home is essential. A well styled space can have a huge impact on the final sale price and how long the property takes to sell.

Here are my top styling tips to take the property to the next level of presentation and price!

Tip1

Leave some character in the home, it is important to depersonalise but it is not ok when it is so sterile that it feels like an office space

Tip 2

Use multiple lights sources to brighten a room

Tip 3

Vignettes are a great way to create stories in a space and create a welcoming atmosphere

Tip 4

Art can really give the wow factor, just make sure you are hanging it at the correct height.

Tip 5

Flowers are a must, but try and keep it casual, you want free flowing bunches not tightly configured bouquets.

Tip 6

Mirrors can work wonders in any room of the house, they bring light and space to a room.

Tip 7

Textures in the living and bedding spaces will provide an opulent and comfortable space.

Tip 8

Don’t be afraid of a splash of colour to liven up the space, but remember less is more

Tip 9

Avoid the cliches like the plague, check out my article on staging Cliches here

Tip 10

Avoid using less furniture in small space, just use smaller furniture!

Thank you for the tips. My wife and I are planning on selling our home soon and are trying to style it well. I like the idea of having flowers and plants, as you suggested. It sounds like investing in a little bit of landscaping could quickly pay off.

I really appreciate your tips. Especially about not making the home look too sterile, though I would err on the side of sterile. It is great to have some personality in the home. If you have some great paintings, show them off. For everything else I think it is a good idea to check with your realtor, they will probably be best able to help you figure out the balance between character and sterile when it comes to showing your house.

Selling my home isn’t the easiest thing, but after reading I think the tips will help speed up the selling process. I’ll make sure to add a welcoming atmosphere to my home. I’ll also be sure to add as much lighting as possible. This way they can appreciate the little things about the house, and the great atmosphere that it can have.

Awesome tips! I know that I definitely have felt more drawn to houses with character and that were decorated tastefully. However, the biggest thing for me is making sure the paint colors are tastefully done. I know that I can repaint any color I want when I buy the house, but it definitely takes away from the awe factor you want when people see your home for the first time.

Light colors plus mirrors will make your room look bigger. Having flowers in your room makes your room smell nice. Having a scented candles can help with the scent too.

I really like to live in a light and bright home. So, I liked that you pointed out that you should use multiple light sources in a home when trying to sell it. That would get my attention and make me more like to want to buy a home.

I never thought about using mirrors to add more light to a room. My mother often complains about there not being enough light in our living room. We’ll have to try this mirror trick and see if it helps.

Thanks for the great tips! My mom is planning to sell her house after my dad passed away and live with us so she could care for our kids while my wife and I are working. We want to try selling the house ourselves first before hiring someone to do it for us. I agree about depersonalizing the house is one of the major things we should consider, you may leave your prospective buyers uncomfortable when they see some personal things around the house; letting the light in and making the room vibrant will add good impressions to your guests. Cheers!

I like your advice on using mirrors to help brighten a room and also make it appear bigger. As someone looking to sell a smaller home, this can be really beneficial. Not to mention they are so aesthetically pleasing.
